What happened

Landlord applied for an order to terminate the tenancy and evict the Tenants due to non-payment of rent. The Landlord served the Tenants with a valid N4 Notice, and the Tenants did not void the notice by paying the rent arrears. The Tenants were still in possession of the rental unit at the time of the hearing.

The ruling

The tenancy is terminated unless the Tenants pay $13,459.96 by June 30, 2023 or $15,482.68 by July 31, 2023 to void the order. If the Tenants do not pay, they must vacate the unit by July 31, 2023 and pay the Landlord $10,663.76 plus daily compensation of $66.50 from June 20, 2023 until the move-out date.
