What happened
The Landlord applied to terminate the tenancy and evict the Tenants due to significant rent arrears. The Tenants admitted to the arrears but requested a long-term payment plan supported by a potential rent bank loan. The Landlord sought a standard eviction order, arguing the proposed plan was prejudicial and the Tenants' payment history since the application was filed lacked good faith.
The ruling
The LTB ordered the termination of the tenancy effective May 9, 2025. The Tenants are required to pay $10,509.14 to the Landlord for arrears and filing costs, after deducting the rent deposit and interest. To avoid eviction, the Tenants must pay $13,569.96 by April 30, 2025, or $15,100.62 by May 9, 2025. Daily compensation of $50.32 is also owed for continued occupation after the hearing.
