What happened
The Landlord applied to terminate the tenancy and evict the Tenants due to non-payment of rent. Despite receiving an N4 notice, the Tenants failed to pay the arrears before the application was filed. Although the Tenants made significant payments totaling $8,400.00 after the application was filed, a balance remained at the time of the hearing.
The ruling
The tenancy is terminated effective November 30, 2025, unless the Tenants pay $6,641.97 to void the order. If the Tenants do not pay and do not move out, the Landlord can enforce the eviction through the Sheriff starting December 1, 2025. If the tenancy is terminated, the Tenants are ordered to pay $1,510.34 (after applying the rent deposit and interest) plus daily compensation of $82.41 until they vacate.
