What happened

The Landlord applied to terminate the tenancy and evict the Tenants due to non-payment of rent. The Tenants were served with a valid N4 notice and did not void it before the application was filed. By the time of the hearing, the Tenants had already vacated the rental unit on June 8, 2025, leaving substantial rent arrears.

The ruling

The tenancy was terminated effective June 8, 2025, the date the Tenants moved out. The Tenants are ordered to pay the Landlord a total of $23,098.46, which includes rent arrears of $32,587.46 and the $186.00 application fee, minus $9,675.00 in payments made after the application was filed. If the amount is not paid by July 8, 2025, interest will accrue at 5.00% per annum.
