What happened

The Landlord applied for an order requiring the Former Tenant to pay rent arrears and utility compensation after the tenancy ended. The Former Tenant vacated the unit on March 31, 2024, but the Landlord was unable to re-rent the property until May 15, 2024, due to the lack of formal notice from the Former Tenant. The Landlord also requested compensation for interest accrued on a line of credit used to cover the mortgage during the period of non-payment.

The ruling

The Former Tenant is ordered to pay the Landlord a total of $11,447.85. This includes $11,700.00 in rent and daily compensation up to the re-rental date, $67.57 for unpaid utilities, and the $186.00 application fee, minus the $505.72 rent deposit and interest. The Landlord's request for interest on his line of credit was denied.
