What happened

Tenant applied for an order determining that Landlord substantially interfered with the reasonable enjoyment of the rental unit or residential complex by the Tenant or by a member of their household; and, failed to meet the Landlord's maintenance obligations under the Residential Tenancies Act, 2006.

The ruling

The Tenant's T6 application alleging the Landlord failed to meet maintenance obligations is granted in part. The Tenant is awarded a rent abatement of $750 for the pigeon/roof issue from January to March 2022, and $115 for the kitchen sink issue from January 5 to January 20, 2022, for a total of $913. The Tenant's other allegations are dismissed.
