What happened
The Landlords applied to evict the Tenants to demolish the rental unit and build a new home for their personal use, citing medical and family needs. The Tenants challenged the eviction notice (N13) for lack of detail and argued the compensation offered (a month's rent waiver) was improperly applied from a previous, voided notice (N12). The Board found the N13 notice and the compensation to be valid and granted the Landlords' application.
The ruling
The Board granted the Landlords' application to terminate the tenancy for demolition. The tenancy is terminated effective June 8, 2025, and the Tenants must vacate by this date. The Tenants are ordered to pay the Landlords daily compensation of $51.95 starting from January 21, 2025, until they move out.
