What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Landlord served a valid N4 Notice, and the Tenant did not void the notice by paying the arrears. The Tenant was still in possession of the rental unit at the time of the hearing, but did not attend.
The ruling
The tenancy is terminated unless the Tenant voids the order by paying $23,386 by July 13, 2024. If the Tenant does not void the order, the Tenant must pay the Landlord $17,766.94 and vacate the unit by July 13, 2024. If the Tenant does not vacate, the Landlord can file the order with the Sheriff for enforcement.
