What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to substantial rent arrears. The Tenant failed to appear at the hearing and has not made any payments since the application was filed. The arrears reached a significant amount, and the Landlord had attempted to negotiate a repayment plan without success.
The ruling
The tenancy is terminated effective September 16, 2025. The Tenant is ordered to pay $11,685.98 to the Landlord for rent arrears and the filing fee, after deducting the rent deposit and interest. If the Tenant pays $14,201.64 by September 16, 2025, the eviction is voided and the tenancy continues. Otherwise, the Landlord can enforce the eviction through the Sheriff starting September 17, 2025.
