What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to significant rent arrears. The Tenant failed to pay rent for several months and did not void the N4 notice. Despite the Landlord's attempts to negotiate a repayment agreement, the Tenant did not respond and failed to attend the LTB hearing. The Landlord also corrected the monthly rent amount in the application during the hearing.

The ruling

The tenancy is terminated effective July 27, 2025. The Tenant must pay $12,610.46 to the Landlord for arrears and filing fees. The Tenant may void the eviction by paying $14,150.00 (which includes rent up to the end of July) on or before July 27, 2025. If the Tenant does not pay and does not vacate, the Landlord may file for eviction enforcement with the Sheriff starting July 28, 2025.
