What happened

Landlords applied to terminate the tenancy for personal use, specifically for their daughter to occupy the unit. However, the Landlords failed to provide the mandatory one-month rent compensation to the Tenants by the termination date specified in the N12 notice. The Landlords attempted to offer a rent waiver and eventually a bank draft, but both occurred after the legal deadline.

The ruling

The Landlords' application to terminate the tenancy for personal use was dismissed. The legal requirement to pay the Tenants one month's rent compensation by the termination date (September 30, 2025) was not met, rendering the application invalid.
