What happened
The Landlord applied to terminate the tenancy and evict the Tenant for seriously impairing the safety of others and causing undue damage. The Tenant allegedly caused a fire on the balcony due to negligence with a cigarette, removed smoke detectors, and created electrical hazards. The Landlord also sought compensation for repair costs and daily occupancy until the Tenant vacates.
The ruling
The tenancy is terminated effective August 31, 2025. The Tenant is ordered to pay $8,098.44 to the Landlord for occupancy compensation, repair costs for the balcony and smoke detectors, and the application fee, after crediting the rent deposit and interest. If the Tenant does not vacate, the Landlord can enforce the eviction through the Sheriff starting September 1, 2025.
