What happened

Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant did not void the N4 notice by paying the rent arrears.

The ruling

The tenancy is terminated effective October 2, 2023 unless the Tenant pays $8,147.62 by September 30, 2023 or $8,900.62 by October 2, 2023 to void the order. If the Tenant does not void the order, they must pay $6,896.23 to the Landlord, which includes rent arrears up to the hearing date and the cost of filing the application, minus the rent deposit and interest on the deposit.
