What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant for non-payment of rent. Prior to the hearing, the parties had agreed to a payment plan. Although the Tenant did not attend the hearing, the Landlord requested that the order reflect the terms of the agreed-upon repayment schedule to allow the Tenant the opportunity to maintain the tenancy by paying the arrears in installments.

The ruling

The Tenant is ordered to pay $2,796.00 in arrears and costs through a structured payment plan: $1,000.00 by September 20, 2025; $1,000.00 by October 20, 2025; and $796.00 by November 20, 2025. The Tenant must also pay ongoing rent on time. If any payment is missed, the Landlord may apply to the LTB within 30 days for an ex parte order to terminate the tenancy and evict the Tenant.
