What happened
Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Landlord served a valid N4 Notice, and the Tenant did not void the notice by paying the arrears. The Tenant was still in possession of the rental unit at the time of the hearing, which the Landlord attended but the Tenant did not.
The ruling
Unless the Tenant voids the order by paying $12,436 by October 10, 2024 or $14,811 by October 12, 2024, the tenancy will be terminated. If the Tenant does not void the order, they must pay the Landlord $8,191.73, which includes rent arrears and the application filing fee, minus the rent deposit and interest owed to the Tenant. The Tenant must also pay daily compensation of $78.08 for occupying the unit after the hearing date.
