What happened
The Landlord applied for the termination of the tenancy and eviction of the Tenant due to significant rent arrears. The Tenant admitted to the arrears, citing financial hardship following a scam in 2023 that required a high-interest loan to resolve. Despite the Tenant's son offering a payment plan and financial contribution from his new employment, the Board found the arrears too substantial and the plan insufficiently clear to sustain the tenancy.
The ruling
The tenancy is terminated effective November 30, 2025, unless the Tenant voids the order by paying the full arrears plus filing fees. The Tenant is ordered to pay $10,869.07 immediately, which represents arrears up to the hearing date minus the rent deposit and interest. If the Tenant stays past the termination date, daily compensation of $57.58 is required.
