What happened

The Tenant applied for the return of a key deposit, interest on the last month's rent deposit, and a refund for rent paid for a period after vacating the unit. The Tenant vacated the rental unit on October 25, 2024, despite the tenancy being scheduled to end on October 31, 2025. The Landlord re-rented the unit to a new tenant starting October 25, 2024, while the original Tenant had already paid rent until the end of October 2024.

The ruling

The Landlord is ordered to pay the Tenant $1,119.66 by October 12, 2025. This amount includes $300.00 for a key deposit, $81.25 for interest on the rent deposit, $690.41 for a refund of rent for the period when the unit was re-rented to a new tenant, and $48.00 for the filing fee. If payment is not made on time, simple interest of 4% per year will apply.
