What happened

The Landlord applied for an order to terminate the tenancy and evict the Unauthorized Occupants after the Tenant vacated the rental unit and transferred occupancy to her son and his partner without the Landlord's consent. The Landlord also sought compensation from the Unauthorized Occupants for their use of the unit.

The ruling

The tenancy between the Landlord and the Tenant is terminated. The Unauthorized Occupants are ordered to move out of the rental unit by April 22, 2025. They are also ordered to pay the Landlord $9,117.20, which includes compensation for use of the unit from July 24, 2024, to February 26, 2025, and the application filing fee. Additionally, they must pay $40.90 per day from February 27, 2025, until they vacate the premises.
