What happened

The Landlord filed an application to terminate the tenancy and evict the Tenant for non-payment of rent. A valid N4 notice was served, but the Tenant did not pay the arrears to void it. The Tenant did not attend the scheduled videoconference hearing, which proceeded based solely on the Landlord's evidence.

The ruling

The tenancy is terminated unless the Tenant pays $17,264.68 by July 22, 2025. If this payment is not made, the Tenant must vacate by that date and pay the Landlord $14,285.10, plus daily compensation of $43.67 starting from June 27, 2025. The Landlord can file for eviction with the Sheriff if the Tenant does not move out.
