What happened

The Tenant applied for a reduction in rent, alleging that the Landlord discontinued satellite television services that had been provided as part of the tenancy for approximately 15 years. The issue arose following a change in building ownership in November 2023. The Landlord disputed that satellite TV was ever a service included in the rent and stated that no satellite equipment was observed on the property during the pre-purchase inspection.

The ruling

The Tenant's application for a rent reduction was dismissed. While satellite television is a recognized service under the Act, the Tenant failed to provide sufficient evidence, beyond unsupported testimony, to prove that the service was part of the rental agreement or that the current Landlord discontinued it.
