What happened

The Tenant applied for remedies after severe plumbing issues caused ceilings to collapse in the bathrooms and kitchen starting in December 2020. The Tenant was forced to vacate the unit for 12 months. The Landlord failed to address the issues until the City of Toronto issued a Property Standards Order. The Tenant also experienced a cockroach infestation linked to the plumbing problems.

The ruling

The Landlord is ordered to pay the Tenant $26,518.19 by July 31, 2025. This amount includes a 90% rent abatement for 12 months ($15,640.78), reimbursement for out-of-pocket expenses including utilities and transport ($6,266.41), general compensation for mental distress ($4,500.00), and the filing fee ($111.00). The Board found the Landlord's 12-month delay in fixing collapsed ceilings to be a severe breach of maintenance and enjoyment standards.
