What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlord served a valid N4 notice. Since the application was filed, the Tenant made payments totaling $4,200.00 but failed to pay the full arrears. The Tenant did not attend the hearing, and the Landlord reported the Tenant was non-responsive to attempts to negotiate a repayment plan.

The ruling

The tenancy is terminated effective September 21, 2025, unless the Tenant voids the order by paying $5,037.56 on or before August 31, 2025, or $7,300.45 on or before September 21, 2025. If the tenancy is terminated, the Tenant must pay the Landlord $1,679.97 plus daily compensation of $74.40 from August 14, 2025, until they vacate the unit.
