What happened
The Landlord, a REIT, applied to evict the Tenant for non-payment of rent. The Tenant received a valid N4 notice but did not pay the arrears. At the hearing, the Tenant was still living in the unit. The parties had tried to create a payment plan but failed. The Tenant cited financial difficulties and expected future funds, but the Board found a payment plan was not viable given his circumstances.
The ruling
The tenancy is terminated unless the Tenant pays $7,336.50 by June 30, 2025. If the Tenant fails to pay and move out, they will owe the Landlord $3,461.28 plus a daily compensation of $59.30 from May 27, 2025, until they vacate. The eviction is postponed until June 30, 2025, to allow the Tenant time to find funds or new housing, considering the financial circumstances of both parties.
