What happened

The Tenants filed applications (T1, T2, and T6) against the Landlord alleging illegal collection of money (post-dated cheques), substantial interference with their reasonable enjoyment (regarding parking, backyard/storage shed use, and issues with a basement tenant), and maintenance failures. The maintenance portion (T6) was withdrawn during the hearing. The Tenants claimed they were required to provide 12 post-dated cheques and that the Landlord unilaterally changed parking and backyard access agreements.

The ruling

The Tenants' applications (T1 and T2) are dismissed in their entirety. The Tenants did not meet the burden of proof regarding illegal rent collection or substantial interference. The Landlord was found to have acted reasonably in addressing complaints and following the lease terms.
