What happened

Tenants applied for an order determining that the Landlord collected or retained money illegally. The Landlord required the Tenants to pay 12 months' rent upfront and an additional $1,000 deposit to hold the rental unit, which the Tenants later realized was unreasonable. The Tenants asked the Landlord to return the $1,000 deposit, but the Landlord refused.

The ruling

The Tenant proved the Landlord collected an illegal $1,000 deposit. The Landlord must pay the Tenant $1,053, which includes the $1,000 deposit and $53 application fee. If the Landlord does not pay by the due date, they will owe interest.
