What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to significant rent arrears. The Tenant admitted to the arrears but cited financial hardship including family healthcare costs, funeral expenses, and unemployment. The Tenant requested a two-month extension to the eviction date to secure funds through refinancing real estate, but provided no evidence of the ability to do so. The Landlord sought a standard eviction order, citing the history of non-payment and financial prejudice.

The ruling

The tenancy is terminated effective July 19, 2025. The Tenant is ordered to pay $12,580.14 for arrears and the filing fee. To void the eviction and continue the tenancy, the Tenant must pay $16,541.30 (which includes rent for July) by July 19, 2025. Relief from eviction was denied due to the lack of viability of the tenancy and the substantial arrears.
