What happened
The Landlords applied for termination of the tenancy and an eviction order, alleging that the Tenants substantially interfered with their lawful rights by failing to pay required utility costs. The Landlords also sought compensation for out-of-pocket expenses resulting from the Tenants' failure to pay 70% of the water, gas, and hydro bills as required by the tenancy agreement. The Tenants vacated the unit on June 30, 2025, before the hearing took place.
The ruling
The LTB ordered the Tenants to pay the Landlords $3,909.62 by September 13, 2025. This amount consists of $3,723.62 for unpaid utility bills (water, gas, and hydro) and $186.00 for the application filing fee. The eviction portion of the application was dismissed as the Tenants had already moved out. If payment is not made by the deadline, interest will accrue at 4.0% annually.
