What happened

The Landlord filed an application to terminate the tenancy and evict the Tenant due to significant rent arrears. The Tenant, who was still residing in the unit at the time of the hearing, had accumulated arrears of over $25,000. The Landlord claimed to be experiencing financial hardship, working two jobs to cope with the loss of rental income.

The ruling

The tenancy is terminated unless the Tenant pays the Landlord $30,820.11 by June 30, 2025, or $33,176.58 by July 1, 2025. If the payment is not made, the Tenant must move out by July 1, 2025, and pay the Landlord $26,107.17 for arrears up to the hearing date plus $77.47 per day for compensation from May 1, 2025, until moving out. The Board explicitly denied the Tenant relief from eviction due to the substantial arrears and the Landlord's financial hardship.
