What happened

Landlord applied for an order to terminate the tenancy and evict Tenant due to non-payment of rent. The Landlord served a valid N4 Notice, and the Tenant did not void the notice by paying the arrears. The Tenant was still in possession of the rental unit at the time of the hearing.

The ruling

The tenancy will be terminated on March 31, 2025 unless the Tenant pays $2,041 to void the order. If the Tenant does not pay, they must vacate the unit by March 31, 2025. The Landlord is authorized to deduct $63.29 per day for compensation starting March 5, 2025 until the Tenant vacates.
