What happened

The Landlord applied for the termination of tenancy and eviction because the Tenant was persistently late in paying rent. The Tenant had already vacated the rental unit by the time of the hearing. A dispute existed regarding the actual due date of the rent, with the Tenant claiming it was the 4th of the month based on preliminary documents, while the Landlord insisted on the 1st as per the signed lease.

The ruling

The tenancy is terminated effective August 1, 2025, the date the Tenant vacated the unit. The Tenant is ordered to pay the Landlord $186.00 for the application filing fee. No additional compensation for notice was awarded to the Landlord as the Tenant moved out following an N8 notice.
