What happened
The Landlord applied for eviction and termination of tenancy based on the Tenant's failure to pay rent and persistent late payments. The Tenant, who has lived in the unit for 12 years, admitted to the arrears but cited a medical injury that prevented him from working. The Tenant is currently in the process of liquidating a pension plan and seeking social assistance to cover the substantial debt.
The ruling
The tenancy is ordered terminated unless the Tenant pays $12,191.00 by July 31, 2025, or $13,421.00 by August 31, 2025. If the Tenant voids the eviction by paying these arrears, the tenancy continues on the condition that the Tenant pays the monthly rent on time from August 2025 to September 2026. If the Tenant fails to meet payment deadlines or pay rent on time during the probationary period, the Landlord may apply for an eviction order without further notice.
