The ruling

The Landlord's application for eviction is denied on the condition that the Tenant pays the lawful monthly rent of $2,400 in full and on or before the 1st of each month for 12 months from November 1, 2021 to October 1, 2022. If the Tenant fails to comply, the Landlord may apply for termination and eviction without notice.
