What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to persistent non-payment of rent. A hearing was held where the Tenant failed to appear. The Landlord provided evidence of rent arrears exceeding $7,000. Although the Tenant had made a small payment after the application was filed, the amount was insufficient to clear the debt.
The ruling
The tenancy is terminated effective August 9, 2025. The Tenant is ordered to pay $5,183.05 to the Landlord, which accounts for rent arrears up to the hearing date and the filing fee, minus the rent deposit and interest. The Tenant may void the eviction by paying the total arrears and fees by specific deadlines (either July 31 or August 9). Daily compensation of $60.91 is required for each day the Tenant remains in the unit after the hearing date.
