What happened

Landlord applied for an order to terminate the tenancy and evict the Tenants because the Landlord in good faith requires possession of the rental unit for the purpose of residential occupation for at least one year.

The ruling

The tenancy is terminated effective July 31, 2023. The Tenants must move out by this date. If the unit is not vacated by July 31, 2023, the Landlord may file the order with the Court Enforcement Office for enforcement. The Tenants must pay the Landlord $5,015.51, which represents compensation for use of the unit from August 1, 2022 to February 7, 2023, less the rent deposit and interest owed on the deposit. The Tenants must also pay the Landlord $31.33 per day for use of the unit from February 8, 2023 until the move-out date. If the full amount is not paid by July 31, 2023, the Tenants will owe interest at 6% annually on the outstanding balance.
