What happened
Landlord applied for an order to terminate the tenancy and evict the Tenant due to the Tenant substantially interfering with the Landlord's reasonable enjoyment, wilfully or negligently causing damage to the premises, and persistently late in paying rent.
The ruling
The tenancy is terminated effective August 14, 2023. The Tenant must vacate the rental unit by that date. The Tenant is ordered to pay the Landlord $11,006.49, which includes compensation for use and occupation of the unit, the cost of replacing the damaged property, and the application filing fee. If the Tenant does not pay the full amount by August 14, 2023, the Tenant will owe interest at 6% annually on the outstanding balance.
