What happened
The Landlord applied to terminate the tenancy and evict the Tenant due to non-payment of rent and NSF cheque charges. The Tenant accumulated significant arrears after losing her job. While the Tenant proposed a long-term repayment plan, the Board found the plan unsustainable and unfair to the Landlord given the Tenant's limited income and the length of time required to clear the debt.
The ruling
The tenancy is terminated effective September 19, 2025, unless the Tenant voids the order by paying the total arrears of $16,174.98 by September 6 or $18,374.98 by September 19. If the Tenant fails to pay or move out, the Landlord may enforce eviction through the Sheriff starting September 20, 2025. The Tenant is ordered to pay the Landlord $15,451.68 plus daily compensation of $72.33 until they vacate.
