What happened

The Landlord applied to terminate the tenancy and evict the Tenant due to substantial interference with the Landlord's rights and the reasonable enjoyment of other tenants. The primary issues involved the Tenant's consistent failure to prepare the rental unit for scheduled pest control treatments (cockroach infestation) and maintaining the unit in a substandard state of cleanliness, characterized by rotting food and the odor of cat urine and feces.

The ruling

The LTB ordered the termination of the tenancy effective November 11, 2025. The Tenant is required to move out by this date and pay the Landlord $186.00 for the filing fee. Additionally, the Tenant must pay daily compensation of $41.72 from February 12, 2025, until they vacate the unit. The order authorizes the Sheriff to enforce the eviction if the Tenant does not leave voluntarily.
