What happened

The ruling
Unless the Tenant voids the order, the tenancy will be terminated effective February 16, 2024. If the tenant does not void the order, the tenants are ordered to pay $16,824.59 to the landlord, which includes rent arrears up to the hearing date and the cost of filing the application, minus the rent deposit and interest on the deposit.
