What happened
The Landlord applied for termination of tenancy and eviction due to non-payment of rent. The Tenant failed to appear at the hearing. While the Tenant made significant payments after the application was filed, a balance remained. The Board ordered the tenancy terminated unless the Tenant pays the required amount to void the order.
The ruling
The tenancy is terminated effective November 23, 2025, unless the Tenant pays $1,796.02 to the Landlord or the LTB in trust by that date. If the Tenant moves out as ordered, the calculation of the final balance results in a credit of $718.58 due to the Tenant, as the rent deposit and interest exceed the arrears owed up to the hearing date and filing fee. If the Tenant stays, the Landlord may enforce eviction starting November 24, 2025.
