What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Tenant failed to attend the hearing despite being properly served. Evidence showed that while the Tenant made partial payments after the application was filed, a significant balance remained. The ruling
The tenancy is terminated effective September 1, 2025, unless the Tenant voids the order by paying the specified arrears ($1,767.26 by August 31, 2025). As of the hearing date, once the rent deposit and interest are credited against the arrears and filing fee, the Tenant is technically owed a credit of $21.88, though daily compensation of $43.98 applies for each day the Tenant remains in the unit starting August 14, 2025. If the Tenant does not move out, the Landlord may enforce the eviction starting September 2, 2025.
