What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. A valid N4 Notice was served, which the Tenant did not void. At the hearing, the Tenant's request for a payment plan was denied due to financial instability and a history of two prior non-payment applications within the last year. The Board found it would be unfair to grant relief from eviction.

The ruling

The tenancy is conditionally terminated. The Tenant has until June 16, 2025, to pay a total of $9,031.48 to void the eviction order. If payment is not made, the Tenant must vacate the unit by June 16, 2025, and pay the Landlord $4,071.43, plus daily compensation of $80.92 from May 28, 2025. The Tenant's request for a payment plan was denied due to a history of non-payment and financial instability.
