What happened

The Landlord applied for an order to terminate the tenancy and evict the Tenant due to non-payment of rent. The Landlord served a valid N4 notice, and the Tenant failed to pay the arrears or void the notice before the application was filed. The Tenant did not attend the hearing, and evidence showed significant rent arrears had accumulated.

The ruling

The LTB ordered the termination of the tenancy effective November 15, 2025, unless the Tenant pays $6,686.00 to void the order. If the Tenant does not pay and fails to move out, the Landlord can enforce the eviction through the Sheriff on or after November 16, 2025. The Tenant is also ordered to pay $4,008.19 plus daily compensation of $42.74.
