What happened
Landlords applied for an order to terminate the tenancy and evict Tenant because the Landlords in good faith require possession of the rental unit for the purpose of residential occupation for at least one year. The Landlords are elderly and have various health problems, and they sold their home with the intention of moving into the unit for health reasons.
The ruling
The Landlord's application is granted. The tenancy is terminated effective October 31, 2024. The Tenant must vacate the unit by that date. The Tenant is ordered to pay the Landlord $24,813.23 in compensation for use and occupation of the unit, less any rent paid. If the Tenant does not pay the full amount by October 31, 2024, they will owe interest at 7% annually on the outstanding balance.
