The ruling
The landlord's application for eviction is denied on the condition that the tenant pays $11,684.37 in rent arrears and costs, with $1,000 due on the 15th of each month for 11 months starting May 2023, and the remaining $684.37 due on April 15, 2024. The tenant must also pay the rent for April 2023 to April 2024 in full by the 1st of each month. If the tenant fails to make any of these payments, the landlord may apply for an order terminating the tenancy and evicting the tenant.
