What happened
The Landlord applied for termination of tenancy and eviction due to substantial rent arrears. The Tenants did not dispute the arrears, which totaled over $33,000 by the time of the hearing. The Tenants requested a delay in eviction to find suitable housing for their family, while the Landlord opposed any delay given the size of the debt and the lack of recent payments.
The ruling
The tenancy is terminated effective October 31, 2025, unless the Tenants pay $34,073.00 to void the order. If they do not void it, they must vacate by October 31, 2025, and are ordered to pay the Landlord $26,400.12, representing arrears and the filing fee minus the rent deposit and interest. The Member granted a short delay for eviction to assist the Tenants' housing search but refused a payment plan due to lack of evidence of financial stability.
