What happened

The landlord applied for an order to terminate the tenancy and evict the tenant because the tenant failed to meet a condition specified in a previous order issued by the Board. The tenant filed a motion to set aside the eviction order.

The ruling

The motion to set aside the eviction order is granted. A new Section 78 Order is issued, prohibiting the tenant's son Robert from entering the rental unit or visiting the residential complex, and requiring the tenant to ensure his guests do not exhibit aggressive behavior.
