What happened

The Landlord applied for compensation for alleged damages to the rental unit, specifically regarding patchy paint work and a cracked fridge shelf. The Landlord claimed the Tenants caused undue damage by improperly repairing pinholes from hanging art and that the entire unit required repainting. The Tenants had already vacated the unit by the time of the hearing.

The ruling

The Landlord's application for $3,150.00 in repair costs was dismissed. The Board found that the reported damages, including pinholes in the walls and minor paint color discrepancies, fall under normal wear and tear for a one-year tenancy and do not constitute undue damage under the Residential Tenancies Act.
