What happened
The Landlord applied for an order to terminate the tenancy and evict the Tenants due to non-payment of rent. The Tenants had accumulated significant arrears. Tenant 1 explained that Tenant 2 had substance abuse issues and was not contributing to expenses. Tenant 1 requested a payment plan and relief from eviction based on having four children and expecting a lump sum payment from OSAP in the future.
The ruling
The tenancy is terminated effective September 30, 2025, unless the Tenants void the order by paying the full arrears plus filing fees. As of July 31, 2025, the void amount is $16,136.00. If not voided, the Tenants must vacate by September 30, 2025, and pay the Landlord $12,967.46 plus daily compensation of $73.97 from June 19, 2025, until they move out.
