What happened

The Landlord applied for termination of tenancy and eviction due to non-payment of rent. The Tenant, who lives in non-profit housing and receives social assistance, accumulated significant arrears after failing to complete required subsidy paperwork. The Tenant disputed receiving the N4 notice, but the Board found service was valid based on the certificate of service.

The ruling

The Tenant is ordered to pay $6,059.00 in arrears and costs through a structured payment plan. The plan requires monthly payments of $200.00 starting November 15, 2025, for 29 months, followed by a final payment of $259.00 on April 15, 2028. The Tenant must also pay current rent on time. Failure to meet any payment allows the Landlord to apply for an immediate eviction order without notice under Section 78.
