What happened

The Landlord applied to terminate the tenancy and evict the Tenant due to non-payment of rent. During the process, the Landlord's representative informed the Board that the Tenant passed away on August 9, 2025. Consequently, the application was amended to name the Estate as the Tenant, and the tenancy was deemed terminated 30 days after the death pursuant to the Act.

The ruling

The tenancy is terminated effective September 9, 2025, due to the death of the Tenant. The Estate of the Tenant is ordered to pay the Landlord $4,912.50, which covers rent arrears up to the termination date and the filing fee, after deducting the rent deposit and accrued interest.
